The Airey Building Group Process
For commercial building alterations or refurbishments, our three-step pre-construction process identifies potential challenges early, before the scope and cost are finalised. Your budget, timeframe and project requirements are agreed with you before construction begins.
We inspect the existing property and discuss the works required, the current building conditions and how the property needs to operate during the project. We also talk through your timeframe and budget at this stage.
We develop the design and scope around the requirements agreed at consultation. Where a commercial property refurbishment or structural alteration calls for it, we coordinate engineers, certifiers, designers and specialist consultants. Everything is then documented in an itemised Scope of Works with a cost breakdown.
You review the Scope of Works with our team before anything proceeds. The commercial construction stage starts once you have approved it.

Refurbishments & Building Upgrades
For commercial property upgrades, we carry out internal and external commercial building refurbishments, tenancy alterations and other improvements to existing properties. That includes reconfiguring a tenancy for a new occupant and upgrading bathrooms, staff facilities and accessible amenities. External works cover facade repairs, painting, roofing, fencing, gates and signage.
Structural & Rectification Works
Structural alterations include new openings, structural steel and wall modifications, completed in coordination with qualified engineers and certifiers. For commercial building repairs, rectification works address damaged, deteriorated or non-performing building elements. Where an existing building needs further investigation before the scope is finalised, we coordinate engineers, certifiers and specialist consultants.
Working Within Operational Properties
Where tenants, staff and customers need to keep using a property during commercial renovations, we plan and stage the works around them. That can mean sequencing work one tenancy at a time or completing selected activities after hours, while keeping safe access to the areas still in use.
