Project Showcase - Bond Institute of Health Sciences Precinct Redevelopment
Airey Building Group was engaged to deliver an extensive, multi-level redevelopment of the Bond Institute of Health & Sport, enhancing the precinct with elevated design detailing, upgraded building systems and a series of contemporary learning, research and consulting environments.
This precinct-wide upgrade incorporated transformation works across Levels 1–5, the Ground Floor, balcony zones, the HPTC area and external pedestrian pathways. Our team executed a seamless program of demolition, structural framing, premium acoustic wall systems, new architectural glazing, refined plasterboard and ceiling works, slab preparation, flooring upgrades and bespoke joinery installations. Mechanical, hydraulic and access-control modifications were integrated throughout to support new layouts and operational requirements.
High-end materials, precision detailing and thoughtful spatial planning were central to the project, creating new offices, consulting suites, teaching rooms, reception areas, kitchens and collaborative zones that align with Bond University’s design standards. External works delivered improved safety, new concrete elements, balcony reconfiguration and façade enhancements, further elevating the campus experience.
Delivered with meticulous staging and minimal disruption to daily operations, the BIHS Precinct Redevelopment represents a unified, modern and high-performance environment crafted to support Bond University’s commitment to excellence in education, health science and innovation.
Ground Floor
Airey Building Group delivered a premium transformation to the BIHS Ground Floor, combining sophisticated timber detailing with a refined reconfiguration of key reception, consultancy and circulation spaces.
The project introduced a high-end architectural aesthetic through custom spotted-gum DecorSlat panels, precision-fabricated with acoustic backing and seamless mitred junctions. A full-height hoarding system ensured safe, uninterrupted campus access while works progressed.
Internally, the floor was reshaped with new acoustic partitioning, upgraded ceilings, feature bulkheads, premium glazed elements and contemporary door systems. Fresh flooring, polished paint finishes and carefully executed hydraulic works elevated both function and visual appeal, resulting in a cohesive, modern environment that reflects Bond University’s commitment to quality and design excellence.
Level 1 - High Performance Training Centre
Over 5 weeks, Airey Building Group delivered a refined acoustic and structural upgrade to the HPTC and Level 1 balcony interface, enhancing sound performance and visual quality within this key circulation zone.
Works included controlled removal of existing bulkheads, ceilings and wall linings, followed by the installation of engineered structural steel and heavy-gauge wall framing to support the new glazing system. The reconstructed wall was finished with villa board, plywood panels with expressed joints, and a purpose-built plasterboard bulkhead.
Premium powder-coated aluminium framing and 12.76mm acoustic glass were installed to create high-performance window openings, complemented by repainting, clear staining and detailed finishing works throughout.
The completed upgrade delivers a clean, modern and acoustically enhanced environment aligned with Bond University’s architectural standards.
Level 2 - Health and Wellness
Airey Building Group delivered a refined redevelopment over 10 weeks of BIHS Level 2, transforming the floor into a contemporary, high-functioning teaching and consulting environment.
The main work area of 650m2 included the full strip-out and construction of 21 new internal rooms, complete with acoustic wall systems, new grid and plasterboard ceilings, premium glazing, upgraded insulation and large-scale flooring replacements. These works created a clean, cohesive and professional interior across the main floor.
The balcony area of an additional 80m2 was reconfigured into six new external rooms, incorporating steel framing, acoustic linings, Armstrong ceiling systems, full tile removal, carpet/vinyl installation and new plumbing provisions for hand basins—delivering durable, compliant and functional enclosed spaces.
A bespoke joinery package elevated the front-of-house zone with a new timber-detailed reception counter, integrated storage and an upgraded kitchenette, enhancing both aesthetics and operational efficiency.
Together, these works provide Bond University with a polished, future-ready Level 2 environment that reflects high-quality craftsmanship and thoughtful design.
Level 3 - Education and Clinical Training Facility
Airey Building Group delivered a streamlined upgrade of Bond University’s 650m2 Level 3 learning spaces, focusing on improved functionality, acoustics and overall presentation. The works completed over 8 weeks included targeted demolition, new wall and ceiling construction, updated glazing and door systems, and refreshed finishes throughout.
Key enhancements included reconfigured teaching areas, new curved foyer walls, upgraded acoustic ceilings, modern aluminium glazing, fresh paint and flooring, and installation of a new stainless-steel trough and associated plumbing. Existing operable walls were also modified and reinstated to suit the new layout.
Completed with minimal disruption to campus operations, the project provides a cleaner, more efficient and flexible environment for teaching and student use.
Level 4 - Office refurbishment
Airey Building Group delivered over 8 weeks a full redevelopment of BIHS Level 4, transforming the 650m2 floor into a modern and efficient workspace. The project included complete internal demolition and the construction of 40 new offices and specialist rooms, built with acoustic wall systems, medium-gauge steel framing and high-quality aluminium glazing.
New ceilings, upgraded insulation, extensive plasterboard works and over 750m of anodised skirting were installed to create a clean, cohesive finish. Flooring works included carpet removal, slab preparation and installation of new Shaw Contract carpet tiles, alongside balcony waterproofing and tiling upgrades.
A full repainting package, updated window frosting, blind modifications and minor plumbing adjustments completed the refurbishment. Delivered through a mix of standard and after-hours works, the project provides a refreshed, contemporary space designed to support Bond University’s operational and teaching needs.
Level 5 - Workspace upgrade
Airey Building Group delivered a comprehensive upgrade to Bond University’s Level 5 workspaces, transforming the floor into a more functional, modern and efficient environment. The project involved reconfiguring internal spaces, constructing 16 new offices, and refreshing the entire level with updated finishes and fixtures.
Key works included new wall framing with acoustic linings, updated ceiling systems, aluminium glazing and door installations, refreshed paintwork and new carpet tiles throughout. The team also installed a new kitchen, relocated existing joinery, prepared all flooring surfaces, reinstalled the boardroom table, and coordinated window tinting and a full builders clean on completion.
Completed through a combination of normal and after-hours works, the Level 5 upgrade provides a cleaner, more organised and contemporary workspace that better supports staff, meetings and day-to-day university operations.
